Where it is
Ambleside is West Vancouver’s waterfront heart. It runs from Taylor Way and Park Royal west to about 19th Street, and from the beach up the hill to the Upper Levels Highway. People draw the boundaries a little differently (some call the upper streets Hollyburn), so on this page Ambleside means that area, and the figures and homes above are drawn from it. Downtown Vancouver is just across the Lions Gate Bridge.
The waterfront
Ambleside Park and its beach sit at the foot of 13th Street, with playing fields, a par-3 golf course and an off-leash area for dogs by the Capilano River. From there the Centennial Seawalk follows the shore west to Dundarave. Along the way are the historic Ferry Building, now a public art gallery, and John Lawson Park with its pier.
The village
Marine Drive is Ambleside’s main street: cafés, restaurants, grocers and everyday services within walking distance of most homes. Park Royal is just across Taylor Way. Frequent buses run along Marine Drive and over the bridge to downtown, which makes Ambleside one of the few places in West Vancouver where living without a second car is realistic.
The homes
Ambleside offers more choice than anywhere else in West Vancouver. Along the waterfront and Marine Drive there are apartments and townhomes, many with ocean views and a short walk to the beach. Up the hill are detached homes on quiet residential streets, from original post-war houses to new builds. That range makes it a natural first home in West Vancouver, and an easy one for downsizing, because you can stay in the neighbourhood you know while leaving the stairs and the garden behind.
Schools
Ambleside is in the West Vancouver School District. West Vancouver Secondary is on Mathers Avenue, but the catchment for any home depends on its exact address, so check it before you make an offer. Why catchments matter
Buying in Ambleside
I look at three things on every home here:
- Apartments and townhomes: the strata. I read the minutes, the depreciation report, the contingency fund and any special levies, ideally before you write an offer.
- Houses: the age of the house and its systems, drainage on the slope, and what zoning allows on the lot.
- The view: what you see today, and what could be built in front of it.
The numbers above tell you what the market is like today. A walk-through with me tells you whether a particular home is worth its price.
