Where it is

Point Grey, often called West Point Grey, is at the western tip of Vancouver’s west side, from about Alma Street west to Pacific Spirit Regional Park and the UBC lands, and from the beaches up to around 16th Avenue. On this page Point Grey means that area, and the figures and homes above are drawn from listings there that name it. Downtown is about 20 minutes east.

The beaches and the forest

Point Grey has the city’s finest run of beaches along English Bay: Jericho, Locarno and Spanish Banks, with views across to the North Shore mountains and long, shallow tidal flats at low tide. To the west, Pacific Spirit Regional Park’s forest trails run between the neighbourhood and the university.

The village

West 10th Avenue is the neighbourhood’s village street: cafés, restaurants, a library branch, grocers and everyday shops, with more on West 4th toward Alma. UBC’s campus, with its museums, concerts and sports facilities, is a few minutes west.

The Jericho Lands

The biggest change coming to Point Grey is the redevelopment of the Jericho Lands: about 90 acres south of Jericho Beach Park, roughly between West 4th and West 8th Avenues and Highbury and Discovery Streets, owned by the Musqueam, Squamish and Tsleil-Waututh Nations with the federal Canada Lands Company. Vancouver City Council approved the policy statement for the site in January 2024 and the Official Development Plan in April 2025. The plan calls for a new community of thousands of homes, including towers of up to 49 storeys, with parks, shops and a new elementary school, built over about 30 years. If you’re buying nearby, it’s worth understanding what’s planned in each phase.

The homes

Point Grey is mostly detached homes: character houses from the early twentieth century, mid-century homes and new builds. Along the ridge and the streets above the beaches are some of the city’s finest view homes, looking over English Bay to the mountains. Near 10th Avenue and West 4th there are low-rise condos and townhomes. Vancouver now allows multiple homes on many lots once zoned for a single house, so check what a lot allows before you buy.

Schools

Point Grey is in the Vancouver School Board district; Lord Byng Secondary is in the neighbourhood, and West Point Grey Academy, an independent school, is on the Jericho Lands. Catchments depend on the exact address. Private schools in West Vancouver and Vancouver · Why catchments matter

Buying in Point Grey

  • The view and what could change it: on the slopes above the beaches, check what’s allowed on the lots in front of you, and how the Jericho Lands will look from the home.
  • Character homes: older houses mean older structure, wiring, plumbing and drainage, and sometimes heritage considerations. Reading a home inspection
  • The title: easements, covenants and rights of way. Reading a title search

The numbers above tell you what the market is like today. A walk-through with me tells you whether a particular home is worth its price.
